Cancellation policy:
There are no cancellation charges as long as you notify the cancellation 7 days prior to your intended arrival day. Please make sure to cancel your reservation 7 days in advance, otherwise there will be no refund offered.
No refunds will be made or any type of credit will be issued due to bad weather, hurricanes, tropical storms, including any inconvenience or complication that may arise from the direct impact, or hurricane warning in the area. Hurricanes are unpredictable by nature. We invite you to purchase travel insurance that protects you from these inconveniences.
We will not be responsible for any extra cost, evacuation or inconvenience that may arise from a tropical storm or hurricane.
• Check-in with our hosts is anytime from 16:00 PM to 21:00 PM. For check-ins from 9 pm onwards: We will send you detailed self check-in instructions.
• Check-out is by 11 AM.
• Late Check-out fee from 11 am until 1p.m: $40 extra.
• Late Check-out fee after 1p.m: As an offsetting measure, the day’s base rate will be charged without discounts.
• Travelers must be at least 21 years of age or older to book.
• No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis, or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.
• No parties or events are permitted, illegal activity is prohibited, and excessive noise won’t be tolerated. No loud music is allowed after 10 pm.
• No more guests than those listed in your reservation are allowed.
• Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
• Renters may be required to provide a government ID on the day of checking in or during your stay.
• Please avoid moving furniture.
• Pets are not allowed.
• If you need a cleaning service during your stay, it has an extra cost – Please let us know in advance. This service does not include changing the bed linens or towels. If you would like to add this service, additional fees will apply.
• Pool and common area regulations and opening hours have to be respected. The use of musical devices in common areas is prohibited. No glasses, or bottles are allowed in the pool.
• We ask that you please adhere to the rules of the condo complex during your stay. You’ll be required to acknowledge and sign upon arrival.
• Guests will be requested to sign a Rental Agreement upon booking confirmation.
• Noise: Tulum is a high-growth area with a great deal of real estate development and you may hear construction noise during daytime hours, Monday through Saturday.
• Electricity is included in short-term stays (<28 nights) but not included for long-term rentals of 28 nights or more. In this case, you pay for what you consume based on a $6 MXN (pesos) fee per KW. Should your stay be 28 nights or more, we will collect a security deposit before check-in.
• Sustainability: Please help us save energy by using the AC wisely and keeping the temperature at 25°C and turning off the AC and lights when you leave the property.
